Exclusive: the most expensive Vineyard home sells for $43M

Exclusive the most expensive home sale on Martha's Vineyard has closed at $43 million, the Wall Street Journal first reported. The Edgartown coastal compound known as Great Point, listed for $49 million in June, now tops island and Massachusetts residential records. The buyer remains unnamed.

Key Takeaways

The roughly 8,994-square-foot residence offers 12 bedrooms on a 31.59-acre lot near Edgartown Great Pond, facing the South Coast. It sits in the Herring Creek Farm area, where high-profile neighbors have included David Letterman.

What property just set the Martha's Vineyard sales record?

Great Point, off 15 Forever Wild Way in Edgartown, is the coastal compound behind the headline. According to local reporting that cites the Martha's Vineyard Times account of the Wall Street Journal scoop, the home was listed at $49 million in June before trading at $43 million.

That closing price breaks the previous island residential high of $37.5 million for a Katama mansion sold last year to the Witchwood Lane Trust and designed in the portfolio of Vineyard architect Patrick Ahearn. It also surpasses Massachusetts' prior mark: Nantucket's Beams End, which sold for $38.1 million in 2023.

Who sold Great Point, and who bought it?

The Wall Street Journal identified the seller as Michael Bronner, a Boston tech entrepreneur and investor. He spent more than $19 million buying parcels between 2019 and 2023 to assemble the estate.

Bronner could not be immediately reached for comment, and the buyer remains unnamed. Brian Dogherty, partner and CEO of Corcoran Property Advisors, which held the listing, declined to comment on the transaction.

Why does a $43 million Vineyard closing matter now?

The sale lands amid a thinner but richer Vineyard market. Tea Lane Associates' 2026 mid-year report showed transactions down 5 percent year over year in the first half (155 to 148), while dollar volume rose 23 percent ($304 million to $375 million) and the average sale price climbed 29 percent to about $2.53 million.

High-end demand is driving that mix: first-half 2026 saw 12 sales above $5 million and six above $10 million, versus seven and one in the same period of 2025. Brokers say billionaire buyers increasingly want family compounds, not just single houses—and Great Point fits that appetite at a record price.
